What is a property valuation for?

It documents what a property is worth on a given date, for a given purpose.

Bank collateral, a sale, insurance, inheritance and litigation ask different questions of the same property, so the method follows the purpose. The report does not stop at a single figure: it sets out the comparables used, the assumptions accepted and how the value differs from the cadastral figure, so the party reading it can check the work.

Our fee does not depend on the number, so the number answers to the evidence, not to you.

  • The valuation fee is not a percentage of the value.

    The fee is agreed by contract against the volume and complexity of the work. An appraiser paid a percentage has an interest in a bigger number; we do not, and that is the rule that protects independence.

  • We sign the report under state qualification certificate № 000332.

    The immovable-property certificate was issued by the State Examination Centre and the firm is a member of the Chamber of Appraisers. A bank, a notary and a court look at whose signature it is.

  • The reader can trace where the number came from.

    The comparables used, the approach chosen and the assumptions accepted are stated openly, and the cadastral value is written separately from the market value. Transparency removes the later argument in advance.

Typically the ownership extract, technical passport, and any encumbrance information; for income property, the leases. We send a precise list at the brief — and can obtain registry extracts ourselves where authorised.

Yes — a qualified appraiser inspects and photographs the property. Condition, layout, and surroundings move value, and a valuation that never saw the asset convinces no one.

Value is stated as of a specific date, and most banks and courts expect reports no older than six months. If your report ages past its audience’s limit, an update is faster and cheaper than a new valuation.

The cadastral value is an official figure kept for record-keeping purposes; the market value reflects what the property would actually sell for today. They serve different purposes, so they frequently do not match.

For loans issued through the Mortgage Fund, the collateral valuation must be done by an appraiser holding a cooperation agreement with the Fund. For an ordinary bank loan the choice is usually more flexible, and we clarify this at the brief stage.

In many cases it is a condition of notarial inheritance registration. We prepare the documentation in the form the notary requires so the process is not held up.
