Valuation

Independent valuation of real estate, movable assets, businesses, and debts — by state-qualified appraisers, member of the Chamber of Appraisers of the Republic of Azerbaijan.

Scope

Our valuation practice produces independent, documented opinions of value: for collateral, transactions, insurance, financial reporting, and disputes.

The work is performed by appraisers holding state qualification certificates from the State Examination Centre across all three valuation directions — immovable property, movable property, and receivables, payables and other assets — and the firm is a member of the Chamber of Appraisers. A valuation is only useful if the party reading it trusts the method, which is why ours show the calculation openly. Sometimes a valuation is required by law — privatisation of state property, pledging an asset, enforcing a court decision, inheritance and divorce disputes — and sometimes it is simply what a bank, an investor or a partner expects. Our fee is agreed in the contract and never depends on the value we arrive at; that rule is what protects the independence of the result. One transaction often needs several services at once: selling a company can call for a valuation of the business and of the real estate on its balance sheet together. A signed report always states the date, the method, the identity of the appraiser and the condition of the asset, so the party reading it can check for themselves where the number came from.

Why us

Why this practice, in three.

A valuation is only useful when the party reading it believes the method.

  • State qualification across all three directions.

Immovable property, movable property, and receivables, payables and other assets — all three under certificates from the State Examination Centre. The firm is a member of the Chamber of Appraisers and the certificates are published on our About page.

  • Our fee does not depend on the number that comes out.

The valuation fee is agreed by contract, against the volume and complexity of the work. A fee tied to the value turns the appraiser into an interested party in the result, which removes the entire point of the report.

  • The report shows where the number came from.

The date, the method, the comparables used, the assumptions accepted and the identity of the appraiser are all inside the report. A bank, a court and a buyer look at those first, not at the figure.

Yes — our specialists hold qualification certificates issued by the State Examination Centre across all three valuation directions (immovable property; movable property; receivables, payables and other assets), and the firm is a member of the Chamber of Appraisers. The certificates are published on our About page.

Our reports are prepared to the standards those audiences require — signed by qualified appraisers, with method and evidence documented. That is precisely what banks, courts, and state bodies check for.

A single property or vehicle is typically a few business days after inspection; businesses and portfolios take longer depending on records and complexity. We commit to a deadline when we take the brief.

For privatisation of state property, pledging an asset, an insured event, enforcement of a court decision, and inheritance or divorce disputes. In other cases — a bank loan, a transaction, financial reporting — it is a practical requirement rather than a legal one, but the result is taken just as seriously.

No. The fee is agreed in the contract according to the scope and complexity of the work, and is not tied to the resulting figure. This is one of the core rules protecting independence.

Yes, and it is common: selling a company usually requires valuing both the business and the property on its balance sheet. We coordinate it as one brief and deliver within the same timeframe.
